Project story

In 2003 we started working on the most ambitious residential and hotel resort seen anywhere in the world. With 36 residential towers and four hotel towers, boutique beach clubs and retail units to construct - all on sand and on an island site, we had our work cut out.

We delivered the client's vision by focusing on innovative design and operational efficiency, as well as developing a new community and vibrant public spaces. This ensured that Jumeirah Beach Residence was created as not ‘just another residential development’, but actually provided the ‘lifestyle of a lifetime’.

As programme and project managers for the client, as well as cost consult, we were able to drive best practice through procurement, planning, logistics and cost control. We ensured detailed coordination of the programme of work and labour force across the 1.7km development.

Points of note

Creating a single standard

With 80% of building materials imported from around the world, a 95% foreign workforce and the professional services team coming from five different continents, we had a real challenge to set high standards, drive consistency and share best practice - all while maintaining high levels of health and safety. 

Building on a huge scale

The project broke many records, including being the largest ever single phased multi-use schemes of its kind in the world. For the development to complete in just 40 months, we had to ensure that the unrelenting programme stayed on schedule, completing one floor every two weeks, with the team working around the clock to ensure we hit the deadline.

A one-team approach

We led a core concept team - an international band of leading consultants brought together to develop the scheme, and to produce the key building blocks in an advanced schematic solution. We divided the site into a number of more manageable areas – in practice seven ‘sectors’ - separated by natural break points such as roads. Each of the sectors was managed by a Mace sector team.

Still wowing visitors today, the Jumeirah Beach Residence is more than just a landmark of luxury in Dubai; this is the project on which we established our international reputation in programme management of large scale, complex schemes - and our capability in high-rise developments.
